Almost Paradise Mountain Cabin Rules, Regulations, and Rental Agreement!
Directions to Almost Paradise: From the main parkway in Pigeon Forge, turn east at traffic light #8. Follow this road around a left bend and turn right immediately after the Gatlinburg Golf Course at the first traffic light (Dollywood Lane). Follow this road for 5 miles and Legacy Mountain Resort will be on the left. We are cabin #61, 2509 Look AFar View, in Legacy Mountain Resort. Please see Different routes for faster ways to resort. Check-In and Check-Out: Check-in is at 4PM. Please do not attempt to check-in earlier than 4PM. $200 deposit plus small $35 reservation fee is required when reservation is placed. Final payment is due 14 days prior to arrival. New online reservations are available day of check-in with credit card. MC/VISA/AMX/PAYPAL or Certified Check accepted securely at Dates & Rates. Keycode will be emailed upon final payment. Any accident or damage to personal property while at a cabin must be reported within 24 hours of occurrence. MUST BE 21 YEARS OF AGE OR OLDER.
Cancellations and Changes: We will issue a full refund of your deposit, minus your non-refundable reservation fee, for reservations cancelled 30 days prior to your arrival date. Deposits and fees for reservations cancelled less than 30 days prior to your arrival date are only refundable if Almost Paradise rents the same days, minus the non-refundable reservation fee and a $35 cancellation fee. Only the guest named on the rental agreement may cancel or make changes to a reservation. Important Notice: Guest payments may not be held in escrow. Escrow funds may be subject to certain repurchase agreements. This notice is in accordance with Tennessee State Law § 62-13-104 (b)(3)(D).

Upon Arrival: Please check Almost Paradise thoroughly upon arrival. Every effort is made to see that Almost Paradise is cleaned and undamaged before your arrival. If this is not the case, please report any discrepancies immediately to Mountain Fresh Hospitality Services to insure that the problem is resolved and that you will not be held responsible.
Min Nights: Year around it’s a 2 night minimum stay; Memorial & Labor day is 3 night minimum; July 4th, Thanksgiving, and Christmas is 4 night minimum. 1 night stay is available with an $85 cleaning charge (waived if stay 2 nights or more).
Taxes: 12.5% Tennessee Sales Tax
Damages and Excessive Cleaning: A security deposit of $150.00 will be placed on the credit card of the guest named on the rental agreement when the final payment is due. In the event of damage, theft, or the need for excessive cleaning, this security deposit will be used. Charges could exceed the security deposit. Please note that hot tub covers are fragile and have a replacement cost of $350.00. Almost Paradise does not allow smoking or pets. Please allow up to four (4) weeks before security deposit is refunded.
Pets and Smoking: Our cabins do not allow smoking or pets unless specifically noted. Any Unauthorized pets in a cabin are subject to a $300.00 cleaning fee.
Hot Tubs: Hot tubs are drained, cleaned, refilled, and chemically sanitized prior to each guest arrival. Please leave the bromine floater in the hot tub at all times. Because the hot tubs are completely drained and refilled prior to each guest stay, the water may not be warm until the evening of your arrival. There are health risks associated with the use of hot tubs—use with discretion and at your sole responsibility. Do Not Stand On The Hot Tub Covers, they will break. Please, when not using the hot tub, leave the cover on so the hot tub will stay warm and debris will stay out. Please shower before using the hot tub as some body lotions/etc. mixed with the hot tub chemicals can cause a rash on your skin. Fireplaces: Almost Paradise has an electric fireplace that can be used year around.
Maintenance: Almost Paradise performs regular maintenance on all cabins and makes every effort to keep all amenities in good working order. As in any home, appliances, hot tubs, A/C and heating units, satellite TV, fireplaces, etc. may malfunction on occasion and while we cannot offer refunds or discounts for such malfunctions, we will make every effort to correct any deficiencies as soon as possible during regular business hours. Please report all maintenance issues immediately.
Housekeeping: Housekeepers clean each cabin thoroughly prior to guest arrival. We do not currently offer daily maid service. A starter set of linens, towels, soap supplies, toilet paper, and paper towels is provided for each guest. Upon arrival, please report any damage or housekeeping issues.

Refund Policy: We will do everything we can to make sure your cabin is ready for you. Any damages or problems not reported by the tenant upon arrival will be charged to the tenant. As in any home malfunctions occasionally happen and no refunds will be issued for early departures due to malfunctions in equipment (i.e. hot tubs, jacuzzi tubs, televisions, stereos, VCRs, etc.), or any weather conditions.
Lost or Stolen Items: Almost Paradise is not responsible for lost or stolen items. Guest items which are found will be returned to the maintenance office. Items can be returned at the guests expense plus a $10 service charge.
Weather: During winter months, four-wheel drive or chain-equipped vehicles should be considered. While we will assist you in any way we can, we do not offer discounts or refunds if you are unable to arrive to your unit because of weather conditions.
Pests and Environment: To ensure the best guest experience, we perform regular pest control maintenance on all of our cabins. Because Almost Paradise is located in wooded and mountain areas we cannot guarantee that they will be pest free. We do not offer refunds or discounts for pests including ladybugs. Unfortunately ladybugs are a part of our environment and we are unable to prevent them from occasionally visiting our cabins. Please contact the Customer Care if the need arises and we will do our best to help you.
